$899+ HST plus disbursements (This fee applies to the sale of a single-family dwelling on municipal services, vacant on closing, with a clear title and no additional mortgages or liens. Any non-standard elements may result in additional charges.)

Residential Purchase Transaction

$999+ HST plus disbursements
This includes one institutional mortgage and standard due diligence.

Additional costs may include:

Title insurance (cost varies by purchase price – we can provide an estimate upon request)

Land registry registration fees (approx. $84.23 for the deed and $84.23 for the mortgage, if applicable)

Land Transfer Tax (LTT) – varies based on purchase price

Title search and due diligence fees

Conveyancing platform and software provider fees

This pricing assumes the property is a resale residential home, vacant on closing, with standard closing timelines. If your transaction involves unique circumstances (e.g., multiple mortgages, private lenders, or tight deadlines), we’ll discuss any additional fees upfront.

Disbursements (if applicable) comply with LSO Rule 4.2-2.1 and include items such as HST, land transfer tax, government document registration fees, Teranet fees, costs for condo status certificates, creditor’s letters, and title insurance.
